الإقامة العقارية لمدة 3 سنوات: تمنح الاقامه العقاريه لمده 3 سنوات قابليه التجديد للاجانب الذين يمتلكون عقار او اكثربقيمه تتخطي 200,000 دولار.الوحدات السكنية منتهية الإنشاء: بالنسبة للوحدات السكنية المنتهية الإنشاء يتم منح الإقامة العقارية لها وفقاً لقرار وزير الداخلية والقانون رقم 230 الصادر عام 1996.

Real estate residency for 3 years: The real estate residency for 3 years is renewable for foreigners who own one or more properties with a value exceeding $200,000. Completed residential units: For completed residential units, real estate residency is granted in accordance with the decision of the Minister of Interior and Law No. 230 issued in 1996.

هل يحق للأجانب أن تملك العقار في مصر؟

طبقًا لما ورد في أحكام القانون رقم 230 لسنة 1996 الخاص بتنظيم تملك الأجانب للعقارات في مصر، يحق للاجانب تملك وحدتين عقاريتين في محافظتين مختلفتين بغرض سكني لهم ولاسرهم ،شرط الاتزيد مساحه كل عقار عن 4000 متر مربع ،والا يكون من العقارات المعتمده.

According to the provisions of Law No. 230 of 1996 regulating foreign ownership of real estate in Egypt, foreigners have the right to own two real estate units in two different governorates for residential purposes for themselves and their families, provided that the area of ​​each property does not exceed 4,000 square meters, and that it is not one of the approved properties.

الإقامة العقارية لمدة 3 سنوات:  يتم منح الاجانب تراخيص الاقامه العقاريه لمده 3 سنوات لمن يمتلك عقار مسجل تبلغ قيمته مائتي الف دولار .الإقامة العقارية لمدة 5 سنوات: يتم منح الأجنبي الإقامة العقارية لمدة خمس سنوات في حالة امتلاكه عقار مسجل بقيمة أربعمائة ألف دولار.

Real estate residency for 3 years: Foreigners are granted real estate residency licenses for 3 years if they own a registered property worth two hundred thousand dollars. Real estate residency for 5 years: Foreigners are granted real estate residency for 5 years if they own a registered property worth four hundred thousand dollars.


ما هو قانون الإقامة الجديد في مصر؟

?What is the new residency law in Egypt

ففي أغسطس 2023، أصدر رئيس الوزراء، مصطفى مدبولي، قرارًا يلزم الأجانب بالحصول على  الاقامه  فقط بعد تقديم إيصال يُفيد قيامهم بتحويل  ما يعادل الرسوم والغرامات  من الدولار أو ما يعادله بالعملات الأجنبية إلى الجنيه  المصري من  أحد البنوك أو شركات الصرافة المعتمدة، وهو نفس القرار الذي فرض غرامة «توفيق أوضاع» قدرها ألف دولار.

In August 2023, Prime Minister Mostafa Madbouly issued a decision requiring foreigners to obtain residency only after submitting a receipt stating that they had transferred the equivalent of fees and fines from dollars or their equivalent in foreign currencies to Egyptian pounds from one of the approved banks or exchange companies. This is the same decision that imposed a “status adjustment” fine of $1,000.


ما هي شروط الاقامه العقاريه في مصر للاجانب ؟

What are the conditions for real estate residency in Egypt for ?foreigners

1 – يمنح إقامة لمدة ثلاث سنوات إذا كان سعر العقار ( مائتي الف دولار ) .

2 – يمكن الاقامة العقارية في مصر لمدة 5 سنوات قابلة للتجديد لمن يمتلك عقار أو أكثر.

 A three-year residency is granted if the property price is (two hundred thousand dollars).


  A real estate residency in Egypt can be granted for a period of 5 years, renewable, for those who own one or more properties.


هل يجوز للأجنبي بيع عقار في مصر؟ 

Is it permissible for a foreigner to sell a property in Egypt?

نعم _يجوز ولكن يجب ان يكون تملك غير المصرين , سواء أكانوا أشخاص طبيعية أم اعتبارية, للعقارات المبنية أو الاراضى الفضاء فى جمهورية مصر العربية – أيا كان سبب اكتساب الملكية عدا الميراث – وفق شروط محددة.

Yes, it is permissible, but non-Egyptians, whether natural or legal persons, must own built real estate or vacant land in the Arab Republic of Egypt - regardless of the reason for acquiring ownership, except inheritance - in accordance with specific conditions.


ما هو السن القانوني لشراء عقار في مصر؟ 

?What is the legal age to buy a property in Egypt

من بلغت او بلغ سنه أحدي وعشرين سنه كامله، ولو كان قانون الدولة التى ينتمى إليها بجنسيته يعتبره قاصراً فى هذه السن.

Anyone who has reached the age of twenty-one years, even if the law of the country to which he belongs by nationality considers him a minor at this age.


هل  يحق للاجانبي يورث العقار في القانون المصري؟
Do foreigners have the right to inherit real estate ?under Egyptian law

يكون تملك غير المصرين ، سواء أكانوا أشخاصا طبيعيين أم اعتباريين، للعقارات المبنية أو الأراضي الفضاء في جمهورية مصر العربية أيا كان سبب اكتساب الملكية عدا الميراث – وفقا لأحكام هذا القانون”.
Non-Egyptians, whether natural or legal persons, may own built real estate or vacant land in the Arab Republic of Egypt, regardless of the reason for acquiring ownership, except inheritance, in accordance with the provisions of this law.”
